Terms of Use

1. The service

URBN provides a curated, verified inventory of Grade A and A+ office buildings across Africa and MENA, together with a managed Market Scan service and a protected-introduction workflow. Listing information is provided for evaluation purposes and does not constitute an offer, valuation, or professional advice.

2. Eligibility and accounts

The platform is intended for corporate occupiers, their advisers, and property owners or operators acting in a business capacity. You are responsible for the accuracy of the information you provide and for maintaining the confidentiality of any access credentials issued to you.

3. Protected introductions and non-circumvention

Where URBN formally introduces you to a building, that introduction is timestamped and logged. You agree not to contact the landlord, operator, or their agents directly in respect of an introduced building without URBN's written involvement. A success fee may be payable on any transaction concluded for an introduced building within 24 months of introduction, as set out in the applicable Commission & Success Fee Agreement.

4. Acceptable use

• Use the platform only for legitimate corporate real-estate purposes.
• Do not scrape, resell, or republish listing data without permission.
• Do not submit false information or another person's data without authority.
• Do not attempt to disrupt, probe, or circumvent the security of the platform.

5. Listing information and availability

URBN applies a direct verification standard before a building is listed, but availability, pricing, and specifications can change and are indicative until confirmed in writing. URBN does not warrant that any particular building or unit will be available.

6. Intellectual property

The platform, its design, and its content are owned by URBN or its licensors and are protected by intellectual-property laws. You are granted a limited, non-exclusive, revocable licence to use the platform for its intended purpose.

7. Liability

To the fullest extent permitted by law, URBN is not liable for indirect or consequential loss, or for decisions taken in reliance on indicative listing information. Nothing in these terms excludes liability that cannot be excluded by law.

Our handling of personal data is described in our Privacy Policy, which forms part of these terms.
